Progress on TOD Projects Adjacent to N. Hanley MetroLink Continue

As highlighted in a recent East-West Gateway blog post, the northern part of St. Louis County can soon expect to see the benefits of Transit Oriented Development (TOD) by way of the $20M University Crossing project and the $45M Triton Pointe development located just south of Highway 70 near the N. Hanley MetroLink Station. The combined developments will provide 252 mixed-income residential units just steps away from the station many locals catch a MetroBus or MetroLink train at.

With St. Louis Lambert International Airport just west of the station and the University of Missouri-St. Louis’s campus just to the east, the sites are set to be great residential options for those looking to work at either major employer due to the ease of access via the MetroLink alignment.

In 2013, East-West Gateway, in partnership with Metro Transit, the St. Louis County Department of Planning and the St. Louis Economic Development Department, developed the N. Hanley Station Area Plan as part of ongoing efforts to encourage TOD at various MetroLink stops. In the 13 years since, many organizations have worked to put the station on the radar of developers and investors, knowing that while the site might be viewed as a challenge due to depressed real estate values, real potential existed at the site. Public-private partnerships were key to developing affordable alternatives to the condos and luxury apartments that have developed alongside other MetroLink stations in areas like the Central West End and Shrewsbury over the past decade.

The University Crossing project is a four-story, 60-unit, mixed-use development nearing completion next to the N. Hanley MetroLink Station. Developed by Bywater Development Group and Employment Connection, the project will include an on-site office providing career services, workforce training and employment assistance to residents and the surrounding community. The development received $20 million in financing from the Missouri Housing Development Commission and was supported by planning partners including Citizens for Modern Transit, AARP in St. Louis, Metro Transit and St. Louis REALTORS®.

The Triton Pointe development is a new, five-building affordable housing development that will feature 192 apartments, a clubhouse and community amenities on 12.5 acres of formerly vacant and deteriorating residential land. Developed by Kittle Property Group, the project received $27 million in tax-exempt bond financing through the St. Louis Economic Development Partnership and is designed to provide quality housing for workforce residents earning approximately $60,000 annually.

East-West Gateway notes that construction on the University Crossing project is slated to be completed by the end of 2026 with Triton Pointe being completed in 2027.
